1. No tract of the property shall be used for other than residential and/or small farm purposes. No type of commercial operation shall be allowed.
2. Mobile homes may be placed on the property under the following
conditions:
a. Minimum size 12' x 60'
b. At the time of placement upon the property, no mobile home shall
be more than three (3) years old and shall be in good physical
condition.
3. No more than one (1) permanent or mobile residential structure shall be placed on any individual tract of the property. *
4. No tract of the property shall be further subdivided until such time as Levy County Law may provide for subdivision.
5. Livestock and Poultry in moderate number according to the size of the tract shall be allowed not to exceed 2 each of each type per acre, i.e. 10 acres; 20 cows.
6. No tract shall be used or maintained as a dumping ground for rubbish, trash, or garbage. No broken down or junk vehicles or equipment shall be kept on the property unless kept in a fully enclosed structure.
7. The Developer shall the right and authority to approve exceptions or variations from these restrictions without notice of liability to owners of other tracts, or any persons of authority whatsoever.
8. Invalidation of any one of these covenants by judgement or court order shall in no way affect any of the other provisions which shall remain in full force and effect.
9. The failure of any land owner or the Developer to enforce any restrictions or covenants contained herein shall in no event be deemed a waiver of the rights to do so thereafter as to the same breach or as to one occurring prior or subsequent thereto.
10. These covenants are to run with the land and shall be binding upon all parties and all persons who may now own or who may hereafter become the owner or owners of any of the above described property and all parties claiming under them.
